The rent of the PREVIOUS tenant must have been $2700 before a rent stabilized/ controlled apartment can go market rate.

Landlords can no longer raise the rent to $2700 after the previous tenant moves out by doing remodeling and using other gimmicks to get it to $2700 needed to go market rate.

To find out the rent paid by the previous tenant ask DHCR for the rent history going back to 1984. You will need proof that you reside in the apartment: lease, utility bill, or driver’s license at that address.

If there is a rent scam, consult a lawyer first and  file a complaint with DHCR
